Welcome new Kimberley North neighbor!

On behalf of the Kimberley North Improvement Association board and our residents, we'd like to welcome you to the neighborhood. We believe that you'll find that our community is a great place to live. It's a friendly neighborhood consisting of about 250 family homes that are well-maintained with stable property values. West Bloomfield Township, the surrounding communities, and Oakland County have a lot to offer in terms of services, recreation opportunities, shopping, and employment.

What every new neighbor needs to know...

(Also a refresher for what EVERY KNIA homeowner should already know!)

If you are new to the neighborhood or planning to move here, please give your contact information to John P. Carroll Company so you will not miss out on any important communications. Call them at 248-888-5050. They will also be happy to answer your questions regarding Kimberley North.

Neighborhood Directory --

Our resident directory is published about once a year. It is distributed by mail to homeowners (or residents) only. The directory lists homeowner names and phone number. You can opt out if you don't want your phone number listed. Contact our management company, John P. Carroll Company, if you did not get a copy of the directory.

Getting a directory. Getting listed or opting out. The directory is is published by published for free by Cathedral Directories with the info you provided to JP Carroll Company. Contact Cathedral regarding advertising opportunities-- which pays for all production costs.

Property Management Company --

The KNIA board contracts with the John P. Carroll Company to execute many of the business and administrative functions of our community.

JP Carroll Company will be your first point of contact regarding many matters such as dues payment and collections, neighborhood maintenance issues, general inquiries, and more.

KNIA Board of Directors --

The board is comprised of KN residents who are elected at the annual meeting each spring by residents in attendance. The board is responsible for the business and operational decisions of the association.

Your Annual Dues

All KNIA homeowners are required to pay annual dues by April 1st. Dues cover the our operational costs including road maintenance (repairs, salting, snow plowing), management company costs, insurance, and maintenance of common areas (entrance areas and islands on Heather Heath and Coach Lane.) John P. Carroll Company will send invoices to homeowners. Late fees and costs will be added for delinquent accounts.

How do I pay my association dues?

Dues must be received by our management company, John P. Carroll Company by April 1st of each year. You (or the owner of the home if you are not the owner) will receive a dues invoice from John P. Carroll Company in March. Contact them if you do not get a letter in order to avoid late fees.

Covenants and Restrictions --

All homeowners agree to abide by the requirements set forth by the KNIA covenants and restrictions. Contact our board president or the John P. Carroll Company for any questions or concerns.

Considering modifications to the exterior of your home? Consult the KNIA Covenants and Restrictions (C&R) and contact the John P. Carroll Company before moving forward with changes such as fences (not permitted) or sheds (not permitted). C&R also restricts parking of your commercial vehicles.

Weekly Trash & Recycling Pickup --

Per arrangement made by West Bloomfield Township, Green For Life (GFL) is the contractor that provides weekly trash and recycling pickup services for your home. Please refer to the Trash and Recycling page on our website for more information.

Questions, concerns, requests -- Contact GFL directly. Holiday week pickups, allowable materials, senior rates, request a bin +

Payment -- GFL will bill you. Pay them directly.

When is trash day? -- Tuedays. Set trash out Mondays after 7pm.

Hazardous Waste and Recycling Drop-Off Events --

West Bloomfield Township holds annual spring and fall events where you can drop off hazardous waste, electronics, and many other items per specific guidelines. You will get a post card from the township in the spring. We will also post information on this website when available. Please refer to the Trash Information page on our website for more information.

Annual Meetings

Usually held in May, we encourage all to attend. Meet neighbors, hear about future plans, vote for board officers. Watch for a postcard about 5 weeks before the meeting. Also, if you subscribe to the KNIA email list, you will get an email announcing the meeting details.

Getting to know your neighbor might turn out to be one of your most valued resource.

Residents are welcome to contact the John P. Carroll Company directly, attend board meetings, contact board members to give feedback and make suggestions. Residents are also welcome to attend board meetings.
